Pavilions in Frazer, PA

Timber-framed pavilions that turn your patio into a year-round outdoor room — stone piers, real rafters, tongue-and-groove ceilings, dimmable lighting.

Timber-framed pavilion with stone piers over a paver patio in a Frazer PA backyard
A patio without a roof is a fair-weather patio. It works from May through September, on days without a thunderstorm. Add a well-built pavilion over part of that patio and suddenly the same space works in April, in October, in a light rain, in the peak of August sun. For 18+ years we have been designing and building custom pavilions across Frazer, Chester County, and the Main Line — always as part of the whole outdoor room, not a kit dropped onto an existing slab. ## What we build - **Timber-framed pavilions** — real 6x6 or 8x8 posts, exposed rafters, ridge beam. Not veneered lumber. - **Stone piers** — natural stone or veneer bases that ground the structure and match the patio and house - **Tongue-and-groove ceilings** — stained cedar, cypress, or painted — the ceiling is what you actually see from below - **Standing-seam or shingle roofs** matched to the main house - **Integrated lighting** — recessed downlights, pendants over the dining area, uplight on the beams - **Ceiling fans** — a game-changer for summer humidity - **Fireplaces and heaters** — stone fireplace on the exterior wall, or ceiling-mounted radiant heat - **TVs, speakers, kitchens** — full outdoor entertainment where the project calls for it ## Pavilion or pergola? If you want a real outdoor room that works in weather, build a pavilion. If you want architectural shade and don't need rain protection, build a [pergola](/services/pergolas/) — often less expensive and lighter visually. Many of our clients build both — a pavilion over the dining and grill zone, a pergola along the pool deck for filtered shade over loungers. ## Built with the patio, pool, and yard Pavilions land on hardscape. We design and build the [patio](/services/patios-walkways/) underneath, the [retaining walls](/services/retaining-walls/) that create the level pad, the [landscape lighting](/services/landscape-lighting/) around it, and the [planting](/services/landscape-design/) that softens the corners — all as one project. If the pavilion is part of a pool build, we design it into the [pool project](/services/inground-pools/) from day one so trenches, drainage, and grade only get touched once. ## Permits in Chester County Pavilions are permanent structures — they need building permits, engineered drawings for the roof structure, and zoning review for setbacks and coverage. We handle the entire permit package. On properties with HOAs, we work with the review committee. ## Serving your neighborhood We build pavilions across Frazer, Malvern, Chester Springs, Downingtown, West Chester, Wayne, Bryn Mawr, Villanova, Gladwyne, Bala Cynwyd, Media, Chadds Ford, Newtown Square, and the surrounding Main Line and Chester County neighborhoods. Frequently asked questions

What's the difference between a pavilion and a pergola?
A pavilion has a solid roof — you get real shade, real rain protection, and a room that works in almost any weather. A pergola has an open roof of beams that filter sunlight but let rain through. Pavilions are the right call when you want to actually use the space in a downpour or a snow flurry.
Do you need a permit for a pavilion?
Yes. Pavilions are permanent structures and require building permits and zoning review in all Chester County municipalities. We handle the permit package including engineered drawings.
Can a pavilion have a fireplace or heaters?
Yes — and it should. A stone fireplace on one side, or ceiling-mounted electric or gas radiant heaters, doubles the useful season of the pavilion. We integrate both into the design from day one.
How large should a pavilion be?
Big enough to fit the furniture, grill, and people you actually want in it — plus a few feet of margin. Most residential pavilions we build run 14x16 to 20x24. We size to the patio, the property, and how the space will actually be used.
